1. Collect and Share Reviews

According to research from the NAR, 42% of buyers discover their agent by word of mouth. Likewise, 44% turn to the internet first before contacting an agent. But here’s the real kicker: 70% of homebuyers interview just one agent before hiring.

In other words, a large percentage of homebuyers (and likely sellers, too) are using the internet to find an agent. And whichever agent they zero in on, that’s the agent they typically work with. 

Want to know the best way to become “the agent” that people see, know, and trust online? It’s all about word of mouth. 

If you can collect reviews and testimonials from past clients and then share those via your social media networks, you’re going to connect with people. It might be one, three, or five years before they need an agent, but your steady commitment to sharing social proof will pay off.

As you know, you need content in order to help your website rank on Google. But if you’re using generic search terms like “real estate agent,” or even “real estate agent in Nashville,” your brushstrokes are far too broad. 

These days, the only way for a real estate agent to rank on Google is to get hyper-specific with keywords. Longtail, local keywords are the way to go. So if you’re in New York City, you might try something like “the best real estate agent in the Bronx” or “the top NYC real estate agent of 2020.” These are the terms people are searching for - yet there’s far less competition. (Because everyone else is going after the generalized keywords.)

3. Use This LinkedIn Sales Navigator Hack

You might not think LinkedIn is for you, but there are actually some cool features that you may find helpful in finding prospective clients - particularly if you pay for Sales Navigator.

One really neat Sales Navigator hack is to search for people in your local market who have recently had a job change or promotion. These are indicators that this person may be moving and/or getting a salary increase (which could mean a house upgrade in the near future). Connect with them and send a congratulatory note. Make it known that you’re a real estate agent and let things play out as they may. 

4. Build an Instagram Following With Original Images

Most business professionals have a hard time connecting with followers on Instagram. (After all, who wants to see pictures of someone entering data into a spreadsheet while eating a cold turkey sandwich in a cubicle?) But as a real estate agent, you have a unique opportunity to share compelling content.

People love houses. And you’re in the business of helping people buy and sell houses. All you have to do is snap pictures of your listings and consistently share them throughout the week. Ask people what they love about the houses and engage. Easy!
